An appraisal is the professional appraiser's opinion of value. In the procedure to create an appraisal the professional researches the appropriate market areas; assembles and analyzes information pertinent to the subject property; and with the knowledge, experience, and professional judgment of the appraiser assembles a credible and reliable conclusion.
Appraisals take many forms and may be required for any type of property, including fee simple and fractional interests of malls, assisted living facilities, office buildings, industrial properties, retail stores and retail strip centers, apartment complexes, condominium projects, special purpose properties including hotels and motels, as well as vacant land, and residential properties including single family homes, condominium units, and 2-4 unit small residential income properties.
