APPRAISER CERTIFICATION REQUIREMENTS

The following is intended only as a summary of the requirements and is subject to change by the Pennsylvania Real Estate Commission.

  1. Education Requirements are listed below. For example, Residential Certification: as of 1/1/2008, 200 hours of classroom instruction is required. Forty five of the 200 hours must be completed before the two year Apprenticeship begins. Fifteen of the 45 hours must be the Uniform Standards of Professional Appraisal Practice course.
  2. College Level Course Requirements are listed below. As of 1/1/08, an applicant for residential certification must possess an associate's degree from an accredited college, university, or institute of higher learning or have completed 21 semester credit hours at the college level.
  3. Apprenticeship requirements: Serve a two-year apprenticeship with a Certified Appraiser.
  4. Documentation requirement: Document 2,500 hours of on-the-job appraising with a Certified Appraiser during the two-year period. Be prepared to show a sample appraisal from every quarter during that two-year period.
  5. Successfully pass the Pennsylvania State Exam for Appraisers.

TRAINEE EDUCATION = 75 HOURS

  • Basic Appraisal Principles (30 Hrs)
  • Basic Appraisal Procedures (30 Hrs)
  • 5-Hour National Uniform Standards of Professional Appraisal Practice (15 Hrs)

LIMITATIONS OF THE TRAINEE LICENSE:

  • There is a limit on the length of time you may hold this license. The trainee license can be active for a maximum of 4 renewal periods (8 years).
  • After this time, you must have completed all requirements for the Certified Residential or Certified General license in order to maintain a license.
  • Currently, the trainee licensee is NOT required to complete continuing education.
  • A trainee license must be supervised by a certified residential or certified general appraiser.

  • Statistics, Modeling, and Finance (15 Hrs)
  • Advanced Residential Applications and Case Studies (15 Hrs)
  • Appraisal Subject Matter Electives* (20 Hrs)

Associate degree or higher. In lieu of the required degree, twenty-one (21) semester credit hours covering the following matter courses: English Composition, Principles of Economics (Micro or Macro); Finance; Algebra; Geometry or higher mathematics; Statistics; Computer Science; and Business or Real Estate Law.

CERTIFIED GENERAL EDUCATION = 300 HOURS

  • Basic Appraisal Principles (30 Hrs)
  • Basic Appraisal Procedures (30 Hrs)
  • 15-Hour National USPAP (15 Hrs)
  • General Appraiser Market Analysis and Highest and Best Use (30 Hrs)
  • Statistics, Modeling, and Finance (15 Hrs)

  • General Appraiser Income Approach (60 Hrs)
